How much deposit do I need to buy a home?
Most lenders prefer 20% to avoid Lenders Mortgage Insurance (LMI), but you can buy with as little as 5% deposit. If you're a first home buyer, you may qualify for the First Home Guarantee, which lets you buy with just 5% and no LMI. I'll walk you through your options based on your savings.
How long does home loan approval take?
Pre-approval typically takes 1-3 business days, and full approval takes 1-2 weeks depending on the lender and the complexity of your application. Some lenders are faster than others — that's where having a broker helps, because I know who's turning things around quickly.
Does using a broker cost me anything?
For most home loans, my service is completely free to you. The lender pays my commission, which is the same regardless of which lender I recommend — so my advice is genuinely in your best interest.
Can I get pre-approved before I start looking?
Absolutely, and I'd strongly recommend it. Pre-approval gives you a clear budget, shows sellers and agents you're serious, and means you can move fast when you find the right property. It usually lasts 90 days.
